Project Background
The client, an advertising company, was responsible for delivering the exterior lighting system for a boutique homestay project.
At the time of planning, the building façade was still under construction.
The client needed to determine the lighting concept, fixture selection, cable routing, and installation strategy before the façade was completed to avoid costly modifications later.
The primary goal was to create a warm, elegant, and welcoming night-time atmosphere that matched the character of the homestay.

Project Scope
- Project Type: Exterior facade lighting for a boutique homestay
- Lighting Areas: Building outline, roof area, first-floor wall, second-floor wall, and roof-side walls

The Challenge
1. Planning Before Construction Completion
The façade had not yet been completed, which meant that lighting design decisions needed to be made early enough to coordinate wiring and fixture installation.
2. Incomplete Construction Drawings
The client initially provided PDF drawings rather than final construction drawings.
As a result, fixture quantities and installation details could not be accurately confirmed at the beginning of the project.
3. Desired Architectural Atmosphere
The lighting needed to emphasize the building’s architectural features while maintaining a warm, comfortable, and premium hospitality appearance.
4. Installation Verification
The client wanted to verify both the lighting color and installation method through physical testing before proceeding with full-scale installation.
Our Solutions
1. Developed Two Lighting Design Concepts
Based on the architectural renderings provided by the client, we developed two different lighting concepts.
Option A – Warm White Architectural Lighting
This solution used:
- Warm white linear lights
- Warm white tile lights
- Warm white wall washers
The objective was to create a soft and welcoming atmosphere while highlighting the building’s architectural lines.
Option B – Dynamic RGBW Lighting
This concept combined warm white façade lighting with RGBW linear lights along the building outline.
The RGBW system enabled:
- Breathing effects
- Color-changing scenes
- Holiday lighting programs
- Dynamic façade presentations
2. Multiple Design Revisions and Final Selection
Through multiple rounds of communication and rendering adjustments, we continuously refined the lighting design according to the client’s feedback.
After comparing both concepts, the client selected the warm white solution because it better matched the boutique homestay’s architectural style and hospitality positioning.
3. Fixture Selection and Budget Planning
Following approval of the final concept, fixtures were selected for each lighting area.
The solution included:
- Tile lights for the roof sections
- Linear lights for the building outlines
- Flood lights for the ground-floor façade
- Wall washer lights for upper wall illumination
Based on the preliminary PDF drawings, we also prepared an initial project budget to assist with planning.
4. Quantity Verification and Construction Drawings
Because the original drawings were not final construction documents, fixture quantities could not be confirmed immediately.
We later worked closely with the client to verify dimensions on site and finalize fixture quantities.
After confirmation, detailed installation and construction drawings were prepared to support implementation.
5. Sample Testing and Installation Support
Fixture samples were produced and delivered for on-site testing.
The client used the samples to verify:
- Lighting color
- Fixture appearance
- Installation method
During installation, our technical team continued providing guidance to ensure the final result matched the approved design.
Results
The final lighting effect met the client’s expectations.
